1. Project Inception
The planning of your project starts here. Working together with me, you will share your project needs, and expectations.
2. Schematic Design
During this stage we prepare the preliminary designs & sketches based on your requirements and budget. We explore and illustrate possible options and review them together.
3. Design Development
At this stage we will refine the agreed upon schematic design and a full presentation of the project will be provided through 2D drawings and 3D Visualizations. Adjustments to any further cost projections will be made in order to estimate how closely the design conforms to the budget expectations.
4. Construction Documents
Once the design concepts have been decided, we will prepare working drawings and specifications. These are required to obtain building permits and bids, and to guide the contractor in construction.
5. Bidding and Negotiation
During this stage I will be advising you on your choice of contractor, usually done through competitive bids. After helping you evaluate and select the best contractor, I will prepare the contract between you and the professional of your choice.
6. Construction and Contract Administration
Throughout the construction process I will be consulting with you and advising you keeping you informed while supervising the on site situation and progress. On-site visits will determine if construction is proceeding in general accordance with the contract, and that the design, materials, and workmanship meet with acceptable standards.
7. Substantial Performance of Construction
Until the completion of the project, I will be providing regular progress reports, authorize staged payments to the contractor and remain fully involved.
